The challenge

With no tenant in place, Clarion Partners Europe faced a critical decision on grid capacity for a logistics facility. Too much would inflate costs and risk approval delays due to local grid congestion. Too little could leave the asset underpowered, with limited room to correct later.

Our approach

Bluepeak mapped four scenarios across two axes: shift intensity and energy intensity, to define a realistic bandwidth for future tenant demand. We also factored in rooftop solar potential and advised on separating the feed-in and procurement applications to avoid unnecessary delays.

What we delivered

A clear, substantiated view on whether the proposed procurement capacity was sufficient, delivered ahead of a firm deadline to inform Clarion's grid application and contractor briefing.

Energy as a business

By stress-testing assumptions early, Bluepeak helped Clarion avoid over- or under-investing in infrastructure that's difficult to change later, giving them a well-founded position regardless of who the future tenant turns out to be.
