The challenge
The owner of a 20,000 m² warehouse at Londenstraat 10 in Deventer wanted to understand the real value of investing in rooftop solar — and whether adding battery storage would be worth the extra cost. Without a clear business case, the decision was hard to make.
Our approach
Bluepeak developed two concrete scenarios: a base case with 1,200 solar panels (546 kWp), and an expansion adding a 500 kWh Battery Energy Storage System (BESS). For both, we analysed energy production vs. consumption, grid connection implications, financial returns and commercial structuring options — including how to pass value through to tenants via lease pricing.
What we delivered
A full energy scenario scan with clear financial outcomes. The solar-only scenario showed a strong return on investment, with a potential property value uplift significantly exceeding the initial investment. Adding BESS further improved local energy utilisation and annual energy value. We also identified three commercial structures for monetising the installation.
Energy as a business
Beyond the numbers, Bluepeak showed how a rooftop solar investment could lift the BREEAM rating from Very Good to Excellent and be structured as a fixed annual lease fee — turning an energy asset into a predictable income stream for the property owner.
